Why this check takes five minutes and saves an hour
Every line in a roof estimate traces back to the measurement report: squares of shingle, linear feet of ridge cap, linear feet of drip edge, valley and hip counts. If the report is wrong at the source, every downstream quantity is wrong by the same proportion, and it usually is not caught until the contractor's invoice does not match the estimate.
The checks below do not require re-measuring the roof. They require comparing the report against things you already have: the parcel record, your inspection photos, and what you can see on the elevation. Run them once per report, before you build the estimate, not after a supplement request forces the question.
Step 1: Footprint sanity check
- Compare the reported footprint to the county assessor's building footprint or gross floor area
A footprint that is off by more than a small margin usually means the wrong parcel or the wrong structure on a multi-building lot was measured.
- Confirm the number of stories matches the file
A two-story footprint should read close to half the total floor area, not the same as a one-story home of similar square footage.
- Check that detached structures are included or excluded on purpose
Garages, sheds, and casitas on the same parcel are sometimes swept into the main footprint or dropped entirely if they were not named at order time.
- Compare against a prior report or file photo if one exists
Additions, removed additions, and rebuilt sections after a prior loss will not show up in a footprint that was never updated for them.
Step 2: Pitch spot-check
Pitch drives the area multiplier, and the multiplier drives every downstream quantity. The formula is straightforward: multiplier equals the square root of rise squared plus run squared, divided by run. Spot-check the reported pitch against one elevation photo or one field reading before you trust the area.

Step 3: Facet count vs photos
Facet count is the fastest tell for a missed feature. Pull up the facet list in the report and your inspection photos side by side, roof plane by roof plane.

- Confirm the complex-roof designation matches what you see
Many-facet roofs measured under a standard designation are more likely to carry a missed or merged facet.
Step 4: Lengths vs drip edge
- Pull eave and rake linear footage from the report
Note the total eave length and total rake length as separate figures; do not use the combined perimeter.
- Compare against what is visible or measurable on site
Use a field tape, a ladder-assisted check, or a clear elevation photo to confirm the eave length on at least one elevation matches the report within a reasonable margin.
- Check ridge and hip lengths against the roof outline in the report's diagram
A ridge length that does not track the visible roofline in the diagram usually means a facet boundary was drawn in the wrong place.
- Flag anything that does not reconcile
Do not adjust the number yourself in the estimate. Note the specific length and facet in question and route it back through the report provider for correction.
Requesting a correction
If any of the four checks above turns up a real discrepancy, the fix is a correction request, not a re-order and not a manual adjustment layered on top of the report.
