What the address alone gets you
Order by street address and the report comes back with a full measured take-off: total roof area in squares, area and pitch for each facet, and linear footage for ridges, hips, valleys, eaves, and rakes, laid out on a diagram keyed to compass direction. That is enough to build the roof section of an Xactimate®, Symbility®, or line-item estimate without a ladder ever leaving the truck.
The report is built to the parcel from the address you enter, so a unit number, correct spelling, and the right city and ZIP matter. An approximate or partial address is the most common reason a delivered report does not match the structure a desk or field adjuster was expecting.
What it cannot show you
- Number of existing shingle layers
Layer count is only visible from the deck or from a probe at the eave. A measurement report describes the surface, not what is stacked beneath it.
- Deck condition (rot, delamination, spacing)
Deck condition determines whether decking line items belong in the estimate at all. It has to be confirmed by someone on the roof or in the attic.
- Interior damage or moisture intrusion
Ceiling staining, insulation saturation, and attic ventilation issues do not show up in an exterior measurement and change the scope of the claim.
- Code-required upgrades specific to the jurisdiction
Ordinance and law items depend on local building department rules, not on roof geometry, and are added by the adjuster, not the report.
- Wall and elevation dimensions
Roof reports measure the roof plane. Wall area, siding, and elevation reports are a separate order, priced separately.
The math behind the measurement
Every facet total in the report comes from the same relationship: roof area equals the flat footprint of that facet multiplied by a pitch multiplier. The multiplier is the hypotenuse-to-run ratio for the pitch, calculated as sqrt(rise squared plus run squared) divided by run, with rise and run both measured in inches per 12 inches of run.
A 1,800 square foot footprint at a 6/12 pitch produces 1,800 times 1.118, which is 2,012.4 square feet, or 20.12 squares once divided by 100 square feet per square. The report applies this per facet, not to the whole roof at one blended pitch, which is why a cut-up roof with mixed pitches needs the Complex-roof format rather than the Standard format.

How ordering actually works
Ordering is address in, file out. There is no subscription and no minimum order. Enter the property address, choose the format the estimate platform needs, and submit; the delivered file arrives the same calendar day for orders placed before the 6 PM Eastern cutoff. You can order a roof report by address directly for a single property with no account setup beyond placing the order.
If a corner or outbuilding on the delivered report looks wrong, the fix is a revision request from the delivery email, not a fresh order. Revisions run on the original order, not a new charge.

Where a separate order or a physical visit is required
Wall and elevation measurements are not part of a roof report and are ordered separately; published wall report pricing runs $45 to $65 by format for roofs under 30 squares, with a 48-hour turnaround. Verisk™ desks moving files through XactAnalysis® or a managed workflow can route the same underlying report through Xactimate® Integration ordering rather than the standalone consumer order page.
Nothing here replaces a field inspection where the claim depends on deck condition, layer count, or interior damage. Treat the address-based report as the geometry input to the estimate, then confirm scope items that depend on what a report cannot see before the estimate is finalized.
Getting the file into the estimate platform
ESX files import into Xactimate® via the Sketch import option in the estimate; menus vary by version, so verify the exact steps in your build against the current Xactimate® documentation. XML files follow the corresponding import path in Symbility®, per CoreLogic's claims documentation. PDF files attach to the claim file directly and do not require an import step.
